    Renovation Sequencing: What Should Be Done First When Remodeling Several Rooms?

    Remodeling one room can disrupt a household. Remodeling a kitchen, two bathrooms and a basement at the same time creates a different challenge entirely.

    The individual jobs are only part of the problem. They also have to happen in the right order.

    Opening finished walls before plumbing locations are settled can lead to rework. Installing new flooring too early exposes it to damage from trades moving materials through the house. Closing walls before required rough-in inspections can mean opening them again. Even something as simple as painting at the wrong stage can create unnecessary touch-ups after cabinetry, trim and fixtures arrive.

    A well-sequenced multi-room renovation therefore begins long before demolition. The usual progression is planning and approvals, selective demolition, structural and framing work, mechanical and electrical rough-ins, required inspections, wall closure, fixed finishes, cabinetry and millwork, flooring, painting, fixture installation and final corrections.

    The exact order can change from one project to another, but one principle remains consistent: work that affects what is hidden inside the building should generally be resolved before expensive finished surfaces cover it.

    Why Does Renovation Sequence Matter More When Several Rooms Are Involved?

    Rooms that look independent on a floor plan often share the same building systems.

    A kitchen and upstairs bathroom may connect to the same plumbing stack. Lighting changes in three rooms may require work at the electrical panel. Removing a wall between the kitchen and dining area could affect floor framing, ductwork or wiring that also serves another part of the house.

    If each room is planned separately, those relationships may not become apparent until construction is already underway.

    Multi-room remodeling also creates logistical overlap. Electricians, plumbers, drywall crews, flooring installers, cabinetmakers and painters need access to many of the same spaces. Putting them in the wrong sequence creates congestion and often forces completed work to be protected, moved or repaired.

    Good sequencing is therefore partly construction logic and partly coordination.

    Instead of asking which room should be renovated first, it is often better to ask which type of work needs to happen first across all affected rooms.

    What Should Happen Before Any Demolition Starts?

    Planning should be substantially complete before the first wall is opened.

    That includes the intended layouts, major fixture positions, cabinetry plans, appliance locations, lighting requirements, flooring choices and any walls that may be added, moved or removed.

    Decisions do not have to extend to every paint colour or cabinet handle. They do need to cover anything that affects framing, plumbing, wiring, ventilation or dimensions.

    Consider a kitchen and bathroom being remodeled together.

    If the kitchen sink moves to an island and the bathroom receives a larger shower, those decisions influence plumbing rough-ins. If an induction range replaces gas cooking, the electrical requirements may change. A wall-mounted television, built-in cabinetry or additional lighting can alter wiring before drywall is installed.

    These are difficult decisions to make efficiently after finishes have begun.

    The planning stage should also establish which parts of the home must remain functional during construction. A family staying in the property may need one bathroom kept operational while another is rebuilt, or a temporary food-preparation area while the kitchen is unavailable.

    Sequence affects livability as much as construction.

    Should Permits Be Resolved Before the Remodel Begins?

    Where permits are required, they belong near the beginning of the schedule rather than being treated as paperwork to sort out halfway through construction.

    The City of Edmonton identifies structural changes, basement development, the construction or finishing of bathrooms and several other residential alterations among projects that can require permits. Purely cosmetic work such as painting, replacing flooring or installing kitchen cabinets generally does not require the same building approval.

    Trade work has separate requirements. New electrical installations associated with renovations and alterations require electrical permits in Edmonton, while installing or altering plumbing equipment such as sinks, bathtubs, showers, toilets, drainage and water piping can require plumbing permits.

    This distinction matters when several rooms are being remodeled because a project can contain both permit-free cosmetic work and regulated building or trade work.

    Alberta currently has the National Building Code – 2023 Alberta Edition in force. It took effect on May 1, 2024, replacing the 2019 Alberta Edition that had applied from December 1, 2019 through April 30, 2024.

    When Should Plumbing, Electrical and HVAC Work Be Done?

    The rough-in stage normally follows the major framing work and occurs while walls and ceilings remain accessible.

    This is when plumbers can route supply, drainage and venting. Electricians can install new cable, outlet and switch boxes, circuits and lighting connections. Heating and ventilation work can be altered where the renovation requires it.

    Coordinating these trades across several rooms can create meaningful efficiencies.

    Suppose two bathrooms on different floors are being remodeled. Planning both before the rough-in stage may allow plumbing relationships to be considered together rather than opening finished areas twice.

    The same applies to electrical upgrades.

    If the kitchen requires several new circuits, a renovated basement needs additional receptacles and a bathroom requires new lighting and ventilation, the overall electrical demand can be reviewed as one scope instead of discovered incrementally.

    Why Do Inspections Need to Happen Before Walls Are Closed?

    A finished wall hides much of the work that inspectors may need to see.

    The City of Edmonton notes that home improvement projects can involve separate permits for electrical, plumbing, gas, heating and ventilation work in addition to building approvals.

    The practical consequence is important for scheduling: applicable rough-in work and inspections need to be coordinated before those installations disappear behind drywall or other finishes.

    Closing a wall prematurely can create a very avoidable problem. If an inspector needs access to concealed work, completed surfaces may have to be reopened.

    Inspection timing can also affect several rooms simultaneously.

    A plumbing correction in one bathroom may delay wall closure there while drywall proceeds elsewhere. A good construction schedule allows enough flexibility that one inspection item does not unnecessarily stop every other part of the remodel.

    The objective is not simply to move quickly from demolition to a finished-looking room. It is to complete each concealed layer correctly before the next one makes it inaccessible.

    What Happens After the Rough-In Stage?

    Once structural work, rough-ins and applicable inspections are complete, the project starts to change visually much faster.

    Insulation or air-sealing work is completed where required, followed by drywall or other wall substrates. Drywall then needs taping, finishing and preparation before finished surfaces are applied.

    Bathrooms introduce another layer because wet areas require appropriate substrates and waterproofing before tile.

    At this stage, sequence becomes highly dependent on the materials being installed.

    Tile work may need to precede some fixtures and cabinetry. Built-in millwork may be installed before final painting so nail holes and adjacent surfaces can be finished cleanly. Countertops generally depend on base cabinets being permanently positioned before accurate final measurements or templates can be taken.

    The remodel has moved beyond rough construction, but dependencies still matter.

    Should Cabinets or Flooring Be Installed First?

    There is no universal answer because flooring systems behave differently.

    Tile, site-finished hardwood, engineered wood, luxury vinyl and floating laminate floors do not necessarily require identical installation sequences. Some flooring is intended to run beneath fixed elements. Some floating systems require movement space and should not be trapped beneath permanently fixed cabinetry.

    Manufacturer installation requirements therefore matter more than a simplistic rule that “floors always come before cabinets” or the reverse.

    The same decision can affect future repairs.

    If finished flooring extends underneath cabinets, replacing a damaged section may be different from repairing a floor that stops at the cabinet line. On the other hand, completing certain flooring earlier can produce continuity where layouts may change in the future.

    This should be settled during planning so finished materials are ordered and installed according to the intended construction sequence.

    Changing the decision after cabinetry is already being fitted is considerably less convenient.

    When Should Painting Happen?

    Painting usually works best as a staged process rather than a single event.

    Large wall and ceiling areas can receive early coats after drywall preparation, when rooms are relatively open and painters can work efficiently.

    Final coats and touch-ups often make sense later, after trim, millwork and other installations that can mark finished surfaces.

    Painting everything to completion too early may create unnecessary repair work. Cabinet installation, electrical finishing, flooring work and movement of tools through the property can leave scuffs or minor damage.

    Leaving every part of the painting until the last day is not ideal either. Working around fully installed cabinetry, fixtures and finished floors requires more protection and can slow the work considerably.

    The better sequence separates broad initial finishing from final detailing.

    How Should Several Rooms Be Phased If You Are Living in the House?

    Construction efficiency is not the only consideration.

    A technically efficient schedule could make every bathroom and the kitchen unusable simultaneously. That may work in an empty property but become extremely difficult for a family occupying the home.

    Phasing should preserve essential functions where possible.

    If two bathrooms are being remodeled, one may be kept operational until the other has reached a usable stage. A temporary sink, refrigerator, microwave and work surface elsewhere in the house can reduce the disruption caused by a kitchen renovation.

    Access routes need thought as well.

    Workers repeatedly carrying drywall, tile, cabinetry and debris through a completed room increase the risk of damaging finished surfaces. It can therefore make sense to complete spaces farther from the primary entrance before finishing the areas that act as construction routes.

    This is where construction order and household routine have to be balanced rather than treated as separate concerns.

    Why Should Long-Lead Items Be Chosen Early?

    Some products determine dimensions long before they are installed.

    Cabinetry is an obvious example, but appliances, plumbing fixtures, specialty tile, custom shower glass and certain doors can also influence surrounding work.

    A missing item can stall several later stages if dimensions or connection requirements remain uncertain.

    For example, cabinetry installation may affect countertop templating. Countertops influence sink installation. The sink affects final plumbing connections. One delayed element can therefore hold several following tasks in place.

    The answer is not to order everything before design begins.

    It is to identify which selections have construction dependencies and finalize those early enough that the physical work can proceed with reliable dimensions.

    An organized remodel links purchasing decisions to the construction schedule rather than maintaining two unrelated lists.

    Why Do Last-Minute Changes Cause More Trouble Later in the Project?

    A design change made on paper is usually easier than the same change made after rough-in.

    Moving a sink before plumbing is installed affects drawings. Moving it after pipes, cabinets and countertops have been completed can affect several trades and finished materials.

    The cost of change generally increases as construction advances because more completed work depends on earlier decisions.

    This is why homeowners benefit from reviewing the layout carefully before demolition and again before rough-ins begin.

    Not every surprise can be prevented, especially in older homes where concealed conditions only become visible during construction. The goal is to separate unavoidable discoveries from decisions that could reasonably have been made earlier.

Household needs may still justify keeping one essential room functional longer.

    Should electrical work happen before plumbing?

    Usually these trades are coordinated during the same broad rough-in stage rather than following a rigid one-before-the-other rule. The exact sequence depends on framing, pipe routes, ductwork and electrical locations. Conflicts are easier to resolve while walls remain open.

    Can flooring be installed before painting?

    It can, but finished flooring then needs protection from ladders, tools and paint. Many projects complete substantial wall preparation and initial painting before final flooring, followed by touch-ups later. Material-specific installation requirements can alter that sequence.

    Can I remodel several rooms in separate phases?

    The useful principle is to identify dependencies.

    Planning comes before work that relies on dimensions. Structural changes come before systems installed inside the structure. Plumbing, electrical and ventilation rough-ins happen while access remains available. Applicable inspections occur before concealed work is covered. Finished surfaces follow only when the disruptive work around them has largely passed.

    Once that logic is established, the individual rooms become easier to coordinate.

    The remodel stops being a collection of separate jobs and becomes a planned construction sequence in which each stage prepares the house for the one that follows.
