1. The “Ghost” Obstruction: Sensor Interference
Modern gates, like the Zumi series, use infrared safety sensors to prevent the gate from closing on a car or a person.
- The Problem: The gate starts to close, then suddenly reverses or stops for no apparent reason.
- The Culprit: Usually, it’s not a ghost. It’s often spider webs, dust, or dried mud on the sensor lens. Even a stray leaf or tall grass blowing in the wind can “trip” the beam.
- The Fix: Give your sensor lenses a quick wipe with a soft, dry cloth. Keep the path around the sensors clear of overgrown weeds.
2. The Slow Crawl: Friction & Lubrication
If your gate sounds like a haunted mansion or moves at a snail’s pace, it’s fighting against friction.
- The Problem: Squeaking, grinding, or the motor timing out because the gate is too heavy to move.
- The Culprit: Dry hinges or rusty pivot points. Outdoor gates are exposed to rain and humidity, which strips away grease.
- The Fix: Lubricate your hinges and the opener’s pivot arms every 3-6 months. Pro Tip: Use a silicone-based lubricant or lithium grease. Avoid WD-40 for long-term lubrication, as it actually attracts more dust and grit over time.
3. Power Play: Battery and Solar Issues
For many Zumi users, solar power is the go-to. But even the best batteries can have an “off” day.
- The Problem: The gate works fine in the afternoon but is dead by morning, or the remote range feels extremely short.
- The Culprit: If you’re on a solar gate opener, your panels might be shaded by new tree growth or covered in a layer of winter grime. If you’re using a battery backup, it may simply be reaching its 3-year lifespan.
- The Fix: Clean your solar panels with a damp cloth. If your gate is 3+ years old and acting sluggish, it’s likely time for a fresh 12V deep-cycle battery.
4. Sagging Gates: Alignment Woes
A gate is only as good as the post it’s hanging on.
- The Problem: The gate drags on the ground or the “dual” gates don’t meet perfectly in the middle.
- The Culprit: Ground shifting (common after heavy rain) or loose bolts on the mounting brackets.

- The Problem: The Zumi app shows the gate is “Offline” or the handheld remote isn’t responding.
- The Culprit: For remotes, it’s almost always a dead coin-cell battery. For the app, it could be a Wi-Fi signal that’s being blocked by new landscaping or a recent router update.
- The Fix: Replace the remote battery first. For the app, check your Wi-Fi signal strength at the gate. Sometimes a simple Wi-Fi extender closer to the driveway is all you need to stay connected.
